What exactly does an architect do?

How does the process with an architect work?

Working with an architect is a creative and structured process. We always start with an introductory meeting: we listen to your wishes, ideas and dreams. Then we translate them into a first draft design — often the most exciting moment!

We then work out the plan step by step: from concept to a technical design with floor plans, facades and materials. If necessary, we arrange the permit application and coordinate with consultants and contractors. During construction, we remain involved to ensure that the design really comes to life as intended.

Can an architect also supervise construction?

Yes, an architect can also supervise the construction. The architect checks whether the work is carried out as designed and whether the quality meets expectations. When the construction is finished, an architect will do a delivery inspection.

Do I need an architect for a permit?

Yes, you can hire an architect or engineer to submit an environmental permit. Permit applications are often complex. An architect does a permit check and arranges all the paperwork and drawings for you.

What's the difference between architects and contractors?

The architect and the contractor each fulfil their own essential role within the construction process.

The architect is the designer: translates the client's wishes into a well-considered design. The architect is responsible for how the building looks and how it is technically thought out.

The contractor , on the other hand, is the executing party: organises the construction, coordinates the work on the construction site and is responsible for ensuring that the building is completed according to schedule, budget and drawing.

Which advisors are also involved in the process?

Depending on the size of a project, there are a number of consultants involved in construction projects, each with their own expertise. Here is a handy overview.

The civil engineer ensures that a design is sufficiently strong, think of the load-bearing capacity of floors, beams, columns and foundations. He/she also ensures that the building meets the applicable safety standards and regulations. When applying for a permit, a report from a recognized structural engineer is usually mandatory. The structural engineer can also advise on everything surrounding earthquake-proof building. The architect and structural engineer work closely together.

The construction consultant (bouwkundig adviseur) provides a number of reports that are required for building-projects. For example, new construction must meet requirements in the areas of nitrogen (hot topic), environmental performance of materials, energy performance of installations, sufficient insulation, noise standards, daylight, ventilation and everything from the building code. When applying for a permit, you must demonstrate by means of reports that the design meets all these requirements. The construction consultant provides these reports.

How much does an architect charge in the Netherlands?
